The mission of the Highlands-Cashiers Land Trust is to preserve the natural areas, scenic beauty, and green spaces of the Highlands-Cashiers Plateau for the enjoyment and benefit of the public. The HCLT is one of the first Land Trusts in North Carolina, formed in 1909 as the Highlands Improvement Society formed to purchase the top of Satulah Mountain for $550. HCLT currently protects approximately 1400 acres in 50 places in a region noted for its spectacular views and high biological diversity. Conservation easements may help ease taxes. A conservation easement is an agreement to limit use of a piece of land, allowing you to continue to own and use your land and pass it on to heirs. In essence, it removes the development potential from the land. This does not mean you give up development rights, it means reduced development. For your donation, the landowner gets three benefits: a tax deduction, a tax credit, and reduced property value.
